Tenant's Responsibilities
Insurance on contents.
Snow removal and lawn mowing in keeping with the neighborhood standards.

Plumbing service ie toilets plugged due to tenant practices. Tradesmen contact
will be provided (familiar with the home)
Furnace filter to be changed every 3 months. Filters and a reminder will be
provided by landlord.
Damage. Reviewed at entry and exit.
Internet, cable, telephone,utilities and snow removal.
Landlord must be notified regarding any malfunction or repairs needed. All
smoke alarms and fire extinguishers will be provided and in working order. It
is the tenants responsibility to inform the landlord of any malfunction and the
tenant must maintain working batteries and test their alarms.
Payment
First and last month's rent.
Parent guarantor required.
Credit check required.
Cheques provided in advance.
One lease one rent cheque.
Water heater rental charges additional.
